The Stake

APC builds high-end architectural homes for clients who expect nothing to go visibly wrong, and a builder’s reputation with that kind of clientele rests as much on how smoothly a project runs as on the finished house. For APC, the foundation stage isn’t just structural, it’s the first test of whether the rest of the build will go to plan.

The Challenge

APC’s sites tend to be the ones other trades find hardest to solve: knockdown rebuilds on tight inner-city blocks, sometimes taking a single-storey, single-fronted house up to three storeys on the same footprint. On one job in Port Melbourne, the engineer’s design called for a screw pile directly beneath the middle of an existing house that had to remain standing through construction. There was no way in except through a window, so that’s how FTA got the equipment in.

The Approach

APC’s consulting engineer sets the initial design, and FTA is brought in where a screw pile might work as an alternative. Given the value of these builds, compliance expectations run higher than standard: where a typical design might carry a 1.5x safety factor, engineers on APC’s projects commonly ask for 3x, because a failure here carries real financial consequences for everyone involved. Crews of two to three, plus a machine operator, are sized to whatever the site demands.

The Outcome

Ten years and around 15 to 16 projects in, FTA has become the contractor APC turns to when a site doesn’t have an obvious answer, from working beneath standing houses to holding a 3x safety factor on some of Melbourne’s highest-value builds. That track record has run alongside APC’s own recognition as an award-winning builder, having won Master Builder of the Year in recent years, work FTA’s foundations have quietly underpinned without ever becoming the story.
